In a perfect world, all garage floor should be even. Yet we do not live in a perfect world. Whether it’s because the house was settling, you have a slope at the front of the garage that goes down because you live on a hill or any number of other reasons, it’s possible to have an uneven garage floor. It can make it difficult to seal your garage door to the floor. Here are some tips on how to seal your garage door to an uneven floor.
TLDR
- Uneven garage floors can create gaps that let in water, pests, and outside air.
- Standard weather seals often aren’t enough to fix these gaps.
- Solutions include adjustable bottom seals, threshold seals, or custom door adjustments.
- Proper sealing helps protect your garage, improve energy efficiency, and prevent water damage.
- For the best results, professional installation ensures a tight, long-lasting seal.
Now if the culprit of the unevenness of the garage floor is just the settling of the concreate over the year, the most obvious fix would be to re-level the floor by either pouring more concreate or using a product called PolyLEVEL™ that helps raise the concrete. If you are already looking to replace your concrete driveway, this might be a good idea. For those homeowners, who do not want to go through the trouble of fixing the concrete. Don’t worry, there are a couple of other options.
The Next option would be to use an oversized bottom seal. The bottom seals can start as small as 3 inches to as large as 9 inches. One that is 7-9 inches would do. In many cases, it would solidly hit the frame with that amount of material on the bottom. A bit of a warning though, tacking something onto the bottom of the garage door that hangs down like that may very well catch on the weather seal on the sides, or on the header depending on how high into the opening your door goes when it opens.
Another option is to install garage door threshold. Threshold can often work on gaps that are less than 1”. Any larger and it’s best to go with a different option. A garage door threshold seal is a seal that is attached to your driveway instead of your garage door.
Another way to fix the gap at the bottom of your garage door is to increase the closing limits of your garage door opener. The exact method depends on what type of opener motor you have. You will usually find that the limit adjustment is a part of the original set up procedure. It’s best to read the instructions for your door opener make and model, and follow the suggested steps. It should be notes that this method may not completely fix the gaps, but you could combine this with another method to get the job fully done.
Best Solutions Based on Gap Size
Not all gaps are the same. The right fix depends on how uneven your garage floor is and how large the opening under the door has become.
Small Gaps (¼” to ½”)
If you’re seeing a thin line of light under the door or feeling a slight draft, this is usually an easy fix.
- Install a new bottom weather seal (rubber or vinyl)
- Consider a bulb-style seal for better compression
- Make minor adjustments to the door’s limit settings
These solutions work well for homes where the floor is mostly level but has minor wear over time.
Moderate Gaps (½” to 1.5”)
At this point, standard seals may not be enough. Water intrusion during heavy rain becomes more likely.
- Upgrade to a larger, heavy-duty bottom seal
- Add a garage door threshold seal to the floor
- Combine both for a tighter barrier against water and pests
A homeowner dealing with pooling water during storms will often need this combination to fully close the gap.
Large Gaps (1.5” and Above)
Larger gaps usually point to a more significant issue with the floor slope or door alignment.
- Install a high-profile threshold seal
- Adjust or reposition the garage door tracks
- In some cases, consider door panel or framing adjustments
For garages with noticeable slope differences from one side to the other, a custom approach is often required to get a proper seal.
